380 Conners AVE NAPLES FL 34108 | MLS #226036268

An exceptional waterfront opportunity on an 80-foot-wide lot with coveted southern exposure and a rare, extra-wide canal view that creates an expansive, open feel on the water. The existing single-family residence is not move-in ready, but offers a strong foundation for renovation. The home has been professionally remediated, and the property is in the reconstruction phase. All flooring is in place, and shower enclosures are installed, while select materials are already on site, including countertops in various materials, which have not yet been installed. The layout offers four bedrooms plus a den, with multiple en-suite bedrooms, providing an ideal framework to complete a high-end waterfront renovation. For buyers considering new construction, the property is equally compelling. Builder plans and preliminary pricing are underway for a new custom residence of approximately 5,000 square feet under air, along with existing proposals for house demolition and a new seawall, allowing an investor or end user to step directly into the process with meaningful planning already in place. The property also features an existing large pool, perfectly positioned to take advantage of the southern exposure and wide canal views, enhancing the ability to enjoy the home during a renovation or as part of a future custom build. Boaters will appreciate Gulf access via the pass and the presence of an existing boathouse, which may offer an opportunity for remediation and, subject to permitting and approvals, potential grandfathered replacement. Southern exposure delivers sun-filled days and glowing sunsets, making this a rare chance to secure a premier waterfront setting with flexibility, upside, and a clear path forward in one of Naples’ most desirable boating communities.
